Do I have to list my property with Scott Dasher Real Estate prior to getting my cash offer?

No. There is no obligation to list the property for sale to obtain a cash offer from me. Do I have to complete any repairs to the house?

No, I will not ask you to repair or replace anything. You do not have to paint, pressure wash or even cut the grass. I will purchase the property as is.

Can I really choose the closing date?

Yes, you can choose the closing date. I can close as fast as the title work is complete or when you are ready to close. If you are buying another home we can even coordinate the closing so you can close with me as your buyer then you can close on your new home.

Do I have to move out prior to closing?

This one can be a little tricky as it does represent a higher risk on my part. Not a deal breaker though. We will just need to reach some common ground on what will work for you while limiting any additional risk for me.

Do you complete a home inspection or have a due diligence period?

In most cases I will reserve the right to have the home inspected during a short due diligence period (3-10 days). All buyer inspections will be at my sole cost.

Do you use the home inspection as a tool to beat me up on the price?

No, unless the inspection reveals to us what I like to call a “Show Stopper” I have already estimated the cost to repair into the Real Cash Offer price.

Do I have to have the property appraised or inspected?

What if my house is currently listed?
